What Is FMLS in Real Estate?

The First Multiple Listing Service (FMLS) is one of Georgiaโ€™s primary MLS systems, serving the greater Atlanta metro area and much of North Georgia. ๐Ÿ  Mandatory Counties for FMLS Members

FMLS requires its member brokers and agents to enter listings into the FMLS system when a property is located in certain Metro Atlanta counties. These are known as mandatory FMLS counties:

Barrow, Bartow, Chattooga, Cherokee, Cobb, Dawson, DeKalb, Forsyth, Fulton, Gordon, Gwinnett, Haralson, Jackson, Hall, Lumpkin, Paulding, Pickens, Polk, and Walton.

When an FMLS member lists a property in one of these counties, the MLS charges a closing fee of 0.0012 ร— the final sale price. This fee is paid by the listing broker to FMLS from the sellerโ€™s proceeds.

FSBO sellers listing through Brokerless can choose whether to publish their property in FMLS, GAMLS, or both โ€” depending on coverage and marketing goals.
